How to get a house in Oblivion Remastered

Here's where to buy the deed to your very own house in Oblivion!

At the start of Oblivion, you’re a nobody with no past and no future, only to have great destiny thrust upon you by a seemingly chance encounter with the Emperor himself.

But as you begin to make a name for yourself in Cyrodiil and carve out a place in the world of Tamriel, it’s only natural to want to put down roots and buy a house of your own.

Whether that’s a bolthole in the heart of the Imperial City or a mansion in one of the provincial towns on the outskirts of the region, there are plenty of different types of properties you can purchase in Oblivion.

Here’s where to find every house in Oblivion, as well as how much you have to pay or what quest you have to complete to unlock it.


Oblivion House Locations

There are 12 player-owned houses to collect in Oblivion Remastered. Of that total, 8 are for sale inside major towns and cities across the map. The remaining 4 are technically "free" and can be acquired by completing their associated quests that appear as you get close to them on the map.

How to upgrade your houses in Oblivion Remastered

Many of the houses you buy and collect in Oblivion Remastered come unfurnished, leaving them feeling hollow and bare.

To add a little more character and make your player-owned house feel like home, you can purchase upgrades from local merchants based nearby.

Be warned though, these furnishing upgrades are expensive. After you've saved up enough money to splurge on one of the fancier houses in Oblivion, to fully kit it out you'll need to spend almost as much again, or even more, on furniture and fittings.

This makes the Benirus Manor in Anvil even more appealing. Along with its low purchase price, it can also be furnished just by completing its associated quest.
